The industry followed a service delivery method based on human resource deployment. The norm was to assign human capital for each facility need. Our approach from day one was to leverage a combination of humans and machines to make our service delivery more effective. This ranged from mechanized cleaning to digitally monitoring processes and automating repetitive tasks. We were focused on exceeding outcomes rather than over-deploying resources and spending our client’s money
The industry norm was to follow a ‘Cost Plus’ model where FM service providers were paid for the capital assigned. These companies added their fixed labor, machine and consumable costs and charged a management fee.
Having utmost trust and faith in our service delivery, we opted for a Service Level Agreement model where we were compensated based on our output. Our clients only paid for what was used and the service rendered. We migrated and enforced the highest standards of inspection and excellence across our service verticals. We continue this practice till date.
The industry engineering norm was Preventive and Reactive Maintenance. In this model, there were predefined schedules of monitoring and quality checks. Moreover, any issues would be dealt with on a case-by-case basis after the problem emerged.
Leveraging our inhouse pool of industry experts, we implemented Predictive Maintenance, where we used tools such as thermography, power quality, and vibration monitoring to foresee failure points much earlier. This enabled us to increase the lifecycle of our clients’ assets, decrease scheduled checks, and ensure energy optimization.

The industry norm was to ensure 99.9% upwork time of engineering assets, with no accountability for energy consumption. Facility Managers only cared about assets functioning, not optimization.

VAR identified this discrepancy and restructured operational procedures for all energy consuming assets in line with ISO 50001. This allowed our engineering team to not only ensure upwork time but also energy conservation and asset life enhancement. Our operational philosophy became energy as a key parameter. Once again, we continue an energy-centered operational model till today.

The industry trend is the digitization of commercial and residential assets on a single dashboard. This allows the automation of workflow through technology and QR codes.

At VAR, we have already implemented our own built space and real estate asset dashboard to monitor, benchmark and assess our clients’ assets. But it doesn’t stop there. We are integrating Artificial Intelligence, Machine Learning and IoT to reimagine built spaces forever. With our pool of asset and facility management data, we are building our tech stack to enable our clients to provide a safer, more productive and futuristic built real estate space.
